We start the process when you put your property on the market or even earlier if we can!

Using our 35 years of experience, we work with you to create a pack of documents specific to your property for use by your Solicitor once an offer has been accepted. 

We include a Local Search and copies of documents traditionally supplied much later in the transaction. The breadth and completeness of information provided at this earlier stage can substantially reduce the time between acceptance of offer and exchange of Contracts enabling you to:

  • Exchange Contracts more quickly

  • Reduce the risk of the sale falling through

  • Attract serious Buyers looking for a speedy transaction

  • Reduce the chance of additional legal fees

For Buyers

Home Advance has the advantage of providing your Solicitor at the very outset with a Local Search and other documents traditionally received much later in a purchase.

Both the improved workflow and breadth of information available to your Solicitor at this early stage can enable you to:

For Estate Agents

Using our 35 years of experience, we provide a personal service to Sellers to create an intelligent property specific pack of fully completed forms and documents for use by their Solicitor once an offer has been accepted. 

We include a Local Search and copies of documents traditionally requested much later in the transaction to substantially reduce the time between acceptance of offer and exchange of Contracts. Sellers can of course request reimbursement of the Local Search fee from the Buyer as a condition of the sale.

The improved workflow and breadth of information available to the Buyer’s Solicitor at the outset can enable Buyers to exchange weeks or even months earlier.

For Solicitors

We work with Sellers, not as legal representatives, but as collators of information to enable Sellers to provide their Solicitor with completed Law Society Forms, a Local Search and associated documents traditionally requested by a Buyer’s Solicitor at intervals throughout the transaction.

We begin the process before an offer is accepted to enable Sellers to provide these documents to their Solicitor much earlier. 

Sellers Solicitors work in exactly the same manner adopting their own procedures and systems, preparing their own draft Contract and draft Contract package.  As the Local Search fee is traditionally funded by the Buyer, the Seller may request reimbursement of this as a condition of the sale.

Buyers Solicitors also work in the traditional manner adopting their own systems but will have the benefit  at the very outset  of a Local Search together with additional documents normally requested much later in the transaction.

The breadth and completeness of the information made available at the very outset can assist in substantially reducing the time between acceptance of offer and exchange of Contracts.

About HA

Shelley Buckingham is the founder of HomeAdvance with over 35 years experience in the conveyancing marketplace.

Shelley initialled worked as a Conveyancer for a large firm of Birmingham Solicitors later transferring to their Stratford upon Avon office. 

After taking time out to bring up her family, she created the first reference book for Conveyancing Secretaries writing three editions of Conveyancing Forms and Procedures Published by the Law Society.  This lead to her training Conveyancing Secretaries and later to work as a Consultant and Product Marketing Manager for one of the first on-line property search companies.

Later Shelley returned to conveyancing where she prided herself on providing a personal service to local clients buying and selling residential property.  Naturally a problem solver, Shelley was able to assess some of the ‘bottlenecks’ in the conveyancing process and created HomeAdvance to resolve these.
